The headline says “strong seller’s market,” but the details tell a more complicated story.

As of August 16:

• Median list price: $699,499
• Median price of new listings: $725,000
• Price per square foot: $311
• Median days on market: 56 days
• Active inventory: 70 homes
• Listings with price reductions: 47%

Inventory remains limited, which continues to favor sellers. But nearly half of active listings have reduced their price, and homes are taking longer to sell. That tells me buyers are still active, but they are more selective and unwilling to chase an overpriced home.
